How does septic tank installation work in Florida?

Florida's rules call a septic system an onsite sewage treatment and disposal system, or OSTDS. State law, in section 381.0065 of the Florida Statutes, requires a permit before anyone builds one. In Palm Beach, Broward, Martin and St. Lucie Counties, the county health department issues those permits. Florida's environmental agency notes that many counties have local rules that can go beyond the state's.

The permit application needs a site plan and the home's floor plan. It also needs a site evaluation of the soil and the water table. The state rule sizes the tank and drain field from the number of bedrooms and the building area. The rule also sets minimum distances from wells, surface water, buildings and property lines.

Before the tank lids are sealed or the system is covered, it gets a construction inspection. Final approval comes only after the county health department confirms the work meets the permit and the state rule. Digging for the system also falls under Florida's one-call law. A Sunshine 811 ticket has to go in at least 2 full business days before the dig.

Septic system installation and South Florida's water table

The drain field spreads the liquid from the tank into the soil, and the soil filters it. Under Florida's rule, the bottom of the drain field must sit at least 24 inches above the water table. That is measured in the wettest season, when the water table sits highest. The University of Florida extension service says the filtering works best in soil that is not full of water.

South Florida gets most of its yearly rain from late May to mid-October, the National Weather Service says. On a lot where the water table rises close to the surface, the drain field may have to sit higher. The state rule lets fill soil be added, and the permit then goes by the final lot elevation.

When part of the drain field's sides sit above the native soil, the rule calls it a filled system. When any part of its bottom sits at or above the native soil, it is a mound system. The site evaluation for your permit shows whether your lot needs either one.

Does your lot need a nitrogen-reducing septic system?

Florida writes cleanup plans for waters that fall short of state water-quality standards. The state calls them basin management action plans. Inside these plan areas, the law bars a new septic system where a sewer connection is available. Without sewer, a new system on a lot of 1 acre or less must be a nitrogen-reducing type.

State law calls for an enhanced nutrient-reducing system, or one that removes at least 65 percent of the nitrogen. State maps put most of Port St. Lucie and Stuart inside these areas. Parts of Coral Springs and Pompano Beach fall inside too.

Lake Worth Beach, Boca Raton, Boynton Beach and Delray Beach sit outside the mapped areas. The state posts the map online. For any one lot, the county health department decides.

How much does septic system installation cost?
The price depends on the system size your home needs and on what the site evaluation finds. When a lot needs fill soil or a nitrogen-reducing system, that is part of the price too. We look at the job and put the quote in writing before work starts. Our guide to septic system installation cost in Florida covers published market ranges.
How does the septic permit work when I build a new home?
In Palm Beach County, the Florida Department of Health must approve the septic plans before a building permit is issued. The final septic approval has to be on record before the certificate of occupancy. In St. Lucie County, the health department's tips for a faster permit include clearing the lot before you apply.
What size septic tank does my house need?
Florida's rule starts from the home's estimated sewage flow in gallons a day. Bedrooms and building area set that number. A three-bedroom home with 1,201 to 2,250 square feet counts as 300 gallons a day. The permit for your lot then sets the tank and drain field sizes.
Can you replace an old septic system that has failed?
Yes. Florida's rule treats the replacement of a failing system as a repair, so it runs on a repair permit. The work can still mean a new tank or a new drain field. Our septic tank repair page covers the warning signs of a failing system.
How do I protect a new drain field?
The EPA says not to park or drive on it. Plant trees far enough away to keep roots out of the system. Point roof drains and sump pumps away from the drain field area. Once the system is in use, the tank still needs regular septic tank pumping.
Do you install septic systems outside Lake Worth Beach?
Yes. We install septic systems about 50 miles around Lake Worth Beach, across Palm Beach, Broward, Martin and St. Lucie Counties. Our service area page lists the towns. Call or text (561) 239-5838 to tell us where the lot is.
