Septic Services in Port St. Lucie

Port St. Lucie grew up on quarter-acre lots, and thousands of its homes still run on a septic tank. Most of the city sits on sandy soil where the water table rises close to the surface in summer. That leaves a drain field less dry sand to work with in the rainy months. A slow tub or a gurgling toilet is often the first sign that the tank or the field needs attention.

Jojo Septic handles septic tank pumping in Port St. Lucie for homes that still drain to a tank. Port St. Lucie is part of our service area across Palm Beach, Broward, Martin and St. Lucie Counties. We also take on septic tank repair and drain field repair for homes on a tank. Call or text (561) 239-5838, and we look at the job and put the quote in writing.

Why Thousands of Port St. Lucie Homes Still Have a Septic Tank

Port St. Lucie became a city in 1961, under the ownership of the General Development Corporation. The company platted quarter-acre lots for single-family homes and sold them with small monthly payments. The city's long-range plan counts over 80,000 platted lots. It says those land sales gave little thought to water supply or sewage disposal.

Homes went up with their own septic tanks, as many as four septic systems per acre. When the city bought the water and sewer utility in 1994, it served just over 10,000 sewer customers. From 1996 to 2006, a city expansion program laid 1,199 miles of pipe.

The city also required new homes and businesses to connect to city sewer. Over 10,300 aging or failing septic tanks have come out of service. Even so, the city's utility department lists more than 13,580 septic systems still in service in its service area. Each of those tanks still needs regular septic tank pumping until the home connects.

Sandy Soil and a High Summer Water Table in Port St. Lucie

USDA soil maps put nearly all of Port St. Lucie on sandy soils rated poorly or very poorly drained. Nettles, Oldsmar, Waveland and Immokalee sands cover large parts of the city. In those soils, the USDA lists the water table about a foot below the surface from June through September.

A drain field treats wastewater as it soaks down through dry sand. Florida's septic rule wants the wet-season water table at least 24 inches below the bottom of the drain field. Where the water table sits a foot down, the drain field often has to be built up with fill. A tired drain field tends to show it in summer, with slow drains or soggy ground over it.

The North Fork of the St. Lucie River runs through the middle of Port St. Lucie. Septic tanks within 50 feet of a waterway led the city's utility department to study them in 2017. Regular pumping keeps solids from washing out of the tank and into the drain field.

Who Handles Septic Permits in Port St. Lucie?

Florida moved its septic program to the Department of Environmental Protection in July 2021. The Florida Department of Health in St. Lucie County still issues septic permits and handles inspections here. State law requires a permit before anyone builds or repairs a septic system.

Most of Port St. Lucie sits inside an area covered by a state cleanup plan for its waters. There, a new septic system on a lot of one acre or less may need to be a nitrogen-reducing type. That applies where sewer is not available, and the county health department decides it for each property. That rule shapes any plan for septic system installation on a small Port St. Lucie lot.

The City of Port St. Lucie Building Department issues building permits inside city limits. Its single-family permit application has spaces for city sewer and for a septic tank permit number. Homes that switch to sewer go through the city's Septic to Sewer Conversion Program, which the Utility Systems Department runs. The program's sewer crew abandons the old septic tank as part of the switch.

Port St. Lucie Homes: Original Lots and Newer Communities

Port St. Lucie had 330 residents in 1970, according to the city's long-range plan. The 2020 Census counted 204,851 people. The Census Bureau estimated 268,062 by July 2025, about 31 percent more in five years.

Detached single-family houses make up 87 percent of the city's housing, per the Census Bureau's 2020 to 2024 survey. About 43 percent of homes were built before 2000. Another 35 percent went up from 2000 to 2009, the city's biggest building decade.

The city does not count St. Lucie West or Tradition as part of the original platted city. St. Lucie West has its own sewer utility, and most newer homes tie into central sewer. Older homes on the original lots are the ones most likely to still have a septic tank.

Questions We Hear Around Port St. Lucie

A few of the questions we hear most around Port St. Lucie. If yours is not here, call or text and ask.

Call (561) 239-5838

How often should a septic tank in Port St. Lucie be pumped?
The Florida Department of Health in St. Lucie County advises pumping a septic tank every 3 to 5 years. A large household or a small tank can call for a shorter gap. If you do not know when the tank was last pumped, that alone is a reason to have it checked. We look at the tank and put the quote in writing.
What does septic tank pumping cost in Port St. Lucie?
The price depends on the size of the tank and how long it has been since the last pumping. A lid buried under the lawn takes more time to reach than one at the surface. If the visit turns up a problem, we tell you before any more work starts. We look at the job and put the quote in writing.
Do I still need septic tank pumping if city sewer runs on my Port St. Lucie street?
Yes, as long as your home still drains to the tank. Florida law gives owners of working septic systems 365 days to connect once the sewer utility sends written notice. The city's Utility Systems Department can tell you where your address stands. Until the switch, the tank keeps collecting solids and still needs pumping.
What should I do if a toilet backs up in my Port St. Lucie home?
Stop running water in the house so less wastewater heads to the tank. Then call or text (561) 239-5838 and tell us what is backing up and where. On a home with a septic tank, a backup often points to a full tank or a blocked line. Our emergency septic service page explains how that kind of call works.
Do you work in St. Lucie West and Tradition?
Yes. Port St. Lucie is part of our service area, including St. Lucie West and Tradition. Homes there on central sewer can still call us for hydro jetting when a sewer line clogs. We also work in the older neighborhoods on both sides of the North Fork, where septic tanks are more common.
